Summer 2024 Intern - Investments, Real Estate

Position Overview

Internship Overview

Portfolio surveillance, asset management activities, new loan underwriting, loan servicing. The intern will be exposed to the fundamental aspects of commercial real estate lending and portfolio management.  By the end of the assignment the intern will understand commercial real estate value from a qualitative and quantitative perspective and will be able to interpret and analyze commercial property markets, operating statements, and rent rolls. The intern will possess a foundation in commercial mortgage loan underwriting and portfolio management with respect to the various property types basics which comprise the key elements of commercial real estate finance.

Role of Investment Real Estate

The real estate team is responsible for originating, monitoring, and servicing RGA’s commercial real estate portfolio which includes approximately 720 commercial mortgage loans and 57 commercial real estate equity joint ventures.  The asset management and surveillance team work within the real estate team to provide loan ratings, high-level servicing, and support of the loan underwriting process and other team needs.

Responsibilities

The intern will work in the surveillance/asset management/underwriting group and will assist the real estate analysts in activities relating to portfolio surveillance with an emphasis on the loan rating process. Specific activities include collecting and analyzing data and creating spreadsheet analysis of property level income, expenses, and rent rolls. The intern will participate in regular watch list meetings and assist in gathering information on potential loan defaults.  The intern will also be exposed to new loan underwriting and will assist the underwriters in creating loan packages to be submitted to the real estate investment committee for approval. The intern will also work on cross-functional projects as time permits

Requirements

  • Must be enrolled as a full-time college student at the Junior, Senior or Graduate level pursuing a degree in Business, Finance, Real Estate or related degree program at an accredited university
  • Strong verbal and written communication skills
  • Strong analytical and problem solving skills
  • Advanced proficiency in MS Excel and MS Word
  • Technology savvy, programming and process improvement/automation skills
  • Creative thinker and self-motivated
